North Miami Ventures LLC hopes to move forward with NoMi Square, an $118 million venture slated for Miami Shores, Florida. The South Florida Business Journal reports that the owner acquired the 7.6-acre site for $4.5 million last year.
Plans call for an apartment complex that could start construction in summer 2023. Construction’s expected to take 18 months, meaning apartments could become available in January 2025. NoMi Square is presently in its design development phase.
NoMi Square will measure seven stories above grade and comprise 342 units. The apartments themselves will measure 600 to 1,200 square feet each. Layout plans comprise one-bedroom to three-bedroom units. Most of the units are one-bedroom homes.
Additionally, the complex will offer more than 3,100 square feet of retail space and various communal amenities, including a swimming pool, fitness center, children’s playground, summer kitchen, and more.
Plans also call for 518 surface parking spots and a park on the property’s edge.
Anillo Toledo Lopez designed NoMi Square. The architect, based in Miami, presently has 14 active projects. Their total estimated value is around $712 million. NoMi Square’s address is 13855 NW 17th Avenue, Miami Shores, FL, 33167, in Miami-Dade County
