Developer proposes over 550 apartments in southern Miami-Dade (Photos)
A Jacksonville-based developer has proposed a mixed-use project in the Leisure City neighborhood of southern Miami-Dade County that would include workforce housing.
Ambar Station LLC, owned by John D. Rood of the Vestcor Cos., filed an administrative site plan with county officials concerning the 7.83-acre site at 27742 and 27860 S. Dixie Highway. It has the property under contract from Miami-based 27742 South Federal Highway LLC.
The site currently has two apartments and a shuttered retail building. It’s located between Federal Highway and the South Dade TransitWay, where the county is building an express rapid transit bus system.
Under the proposal, Ambar Station would have 576 residential units, 8,300 square feet of commercial space and 852 parking spaces, including 158 spaces for electric vehicle charging. That would include 12.5% workforce housing in order to tap a workforce housing density bonus.
The project would have two eight-story buildings, two three-story buildings and two pools. There would be 198 one-bedroom units, 306 two-bedroom units, and 72 three-bedroom units.
Miami-based attorney Stephanie Herbello, who represents the developer in the application, couldn’t be reached for comment.
Miami-based Anillo Toledo Lopez Architecture designed the project.
Meanwhile, Vestcor Cos. is working to complete the 210-unit Ambar Trails affordable housing project at 15000 S.W. 272nd St. – just north of this project – after breaking ground in 2021.
Many affordable and workforce apartment developers have focused on southern Miami-Dade because land prices are less expensive and the TransitWay offers tenants public transportation to employment centers.
