ROVR Development wants to build an apartment complex on a former trailer park across the street from the Miami River.
The city’s Urban Development Review Board will consider plans for River Rapids on June 15. The Miami-based developer, through River Rapids Partners LLC, acquired the 4-acre site at 2750 N.W. South River Drive, for $15 million in 2020 and emptied out the trailer park.
The site is separated from the south side of the Miami River by South River Drive, and on the west side of the Northwest 27th Avenue bridge. It’s roughly halfway between Miami International Airport and the Miami Health District. It’s also next to Miami River Rapids Park.
There have been more developments along the Miami River in recent years, including the River Landings Shops & Residences and the Waterline apartments. However, most of that development was further east of this site.
“We like the centrality of it,” Oscar Rodriguez, a principal of ROVR, said of the location. “Many people want to move further east to urban areas, but they can’t necessarily afford Brickell.”
The River Rapids apartments would total 906,716 square feet in buildings of eight and 12 stories, combining for 593 apartments and 862 parking spaces. Each building would have a pool an amenity deck.
Rodriguez said amenities would include gyms, coworking space, a library, a small market, and a spa with a sauna.
The apartments would range from 540 to 1,300 square feet. There would be 76 studio apartments, 205 one-bedroom units, 49 one-bedroom units with dens, 229 two-bedroom units, 19 two-bedroom units with dens, and 15 three-bedroom units.
Rodriguez said he hopes to break ground on River Rapids by the end of 2022. He has yet to decide whether to build the project in two phases, or to construct both buildings at once.
