Empty for 26 years after Hurricane Andrew, Miami-Dade site could be redeveloped
Development Group has proposed Alcazar Village in Leisure City.
A property in the south Miami-Dade County area of Leisure City has sat empty since Hurricane Andrew wiped out a trailer park there in 1992, but now an apartment development plan could revive it.
Alcazar Development Group III filed a pre-application with county officials to build Alcazar Village on the 4.3-acre site at the southeast corner of Southwest 280th Street (Waldin Drive) and Southwest 152nd Avenue. This would be the second of a three-phase development in the area, said Jose Jorge “JJ” Figueroa, managing director of South Miami-based Alcazar Development Group.
The first phase, Alcazar Villas, has 288 apartments in 12 buildings. Figueroa said five buildings there have been completed, four are under development and the other three will break ground soon. About 90 units have leases, he said.
“I’ve always believed in this area,” said Figueroa, who previously worked in south Miami-Dade for Caribe Homes. “It’s affordable now compared to the rest of Miami, and it’s a short drive to the turnpike extension to reach U.S. 1 or downtown Miami through [State Road] 836.
The new application for Alcazar Village calls for 232 apartments, 5,400 square feet of retail, and 278 surface parking spaces. Totaling 259,054 square feet, it would have two six-story buildings, one three-story building, a fitness center and a pool.
It was designed by the firm of Anillo Toledo Lopez.
Figueroa said units in Alcazar Village would average 1,000 square feet and be either one or two bedrooms. He expects rents there to be similar to the first phase of Alcazar Villas, where apartments are currently listed from $1,175 to $1,615.
He hopes to break ground on Alcazar Village in November.
As for the third phase, Alcazar Millennium would have 124 apartments and 5,000 square feet of commercial. The developer has yet to file plans with the county for that phase.
